Commercial Periodic Inspections FAQs

The recommended frequency for commercial periodic inspections is every 5 years for most commercial premises. For commercial premises with higher-risk environments (kitchens, laundries, workshops), the recommended interval is every 3 years. For premises with a change of occupancy, the incoming tenant should always commission an inspection before taking possession. Insurance companies increasingly require up-to-date periodic inspection reports.
An EICR (Electrical Installation Condition Report) is the formal document produced after a periodic inspection. It classifies each observation as: C1 (Danger present — requires immediate remedial action); C2 (Potentially dangerous — requires urgent remedial action); C3 (Improvement recommended — not immediately dangerous but should be addressed); FI (Further investigation required). Only C1 and C2 observations mean the installation is deemed unsatisfactory. C3 observations are recommendations, not legal requirements.
A periodic inspection is not a legal requirement before every sale or letting of commercial property, but it is strongly advised. Most commercial solicitors now recommend an up-to-date EICR as part of due diligence on a commercial property purchase or letting. Insurance companies may require an EICR before insuring a commercial premises, particularly if the building is older or the existing documentation is poor. An EICR protects both landlord and tenant.

For most commercial premises, the dead testing element requires a brief planned shutdown of circuits — typically early morning or outside business hours. We discuss the logistics before the inspection. For premises that cannot be shut down at all, we can phase the inspection across several visits to minimise impact.
Yes — we carry out all remedial works identified in our EICRs ourselves. We issue a fixed-price quotation for the remedial works alongside the EICR. For C1 observations (danger present), we will not leave the premises without making the hazard safe or clearly advising the customer to isolate the affected circuit until it is repaired. We won’t just walk away with a report.
A standard periodic electrical inspection covers the electrical installation including emergency lighting. Fire alarm systems have their own test and inspection regime under IS 3218. We carry out a basic fire alarm continuity check as part of the periodic inspection. If you need a full fire alarm inspection, that is a separate service. We can advise on whether your fire alarm system needs a dedicated inspection visit.
A periodic inspection doesn’t have a pass/fail outcome in the same way as a car NCT. The EICR report classifies observations. A satisfactory result means no C1 or C2 observations were found. An unsatisfactory result means one or more C1 or C2 items were identified. An unsatisfactory EICR does not mean the building must close — it means remedial works are required within a reasonable timeframe (immediately for C1, urgently for C2). We issue a re-test certificate once all C1 and C2 remedials are complete.
