Electrical Safety Testing FAQs

An EICR is a formal written inspection report that assesses the safety and condition of a property’s electrical installation. It identifies defects, deterioration, damage, or non-compliance with current wiring regulations. Findings are classified as C1 (immediate danger), C2 (potentially dangerous), C3 (improvement recommended), or FI (further investigation). The report is produced by a registered Safe Electric electrician.
The generally recommended interval is every 10 years for owner-occupied properties and every 5 years (or at change of tenancy) for rental properties. For properties with older wiring, a shorter interval is advisable. Your home insurer may also have requirements.
Under the Housing (Standards for Rented Houses) Regulations, Irish landlords must ensure their properties have a safe and functioning electrical installation. The RTB and local authorities increasingly require evidence of electrical safety. An EICR from a Safe Electric registered electrician provides the clearest possible documentation of compliance.
A standard three-bedroom Cork home typically takes 3–5 hours for the full inspection and testing. Larger properties may take longer. You need to be present or have someone available to provide access. We confirm the estimated duration when we book the appointment.
There is no strict pass/fail — the report classifies findings. C1 items (immediate danger) must be addressed before the property is considered safe for occupation. C2 items (potentially dangerous) should be addressed as a priority. C3 items are recommendations. Where C1 or C2 items are found, we give you a clear, fixed-price quote for the remedial work.
Some Irish mortgage lenders require an EICR for older properties or properties that haven’t been updated recently. Solicitors handling property sales also increasingly request them. Our EICR reports are accepted by all major Irish lenders and solicitors.
Most Cork homeowners pay between €180 and €350 for a standard domestic EICR, depending on the size and complexity of the property. We give you a fixed price for the inspection before we start.
A C1 finding means there is a danger requiring immediate attention — the defect poses an immediate risk of injury or fire. A C2 finding means the defect is potentially dangerous and should be addressed urgently but does not represent an immediate risk. Both should be remedied as quickly as possible.
