Electrical Testing & Certification FAQs

A full electrical installation test to IS 10101 includes: visual inspection; continuity of protective conductors (earth and bonding); insulation resistance of all cables; polarity verification at all outlets; earth fault loop impedance at all circuits; RCD operating current and time tests; and prospective fault current measurement at the incoming supply. All results are recorded on a schedule and the installation assessed as satisfactory or unsatisfactory based on the results.
An Electrical Installation Certificate (EIC) is issued for new electrical installations or major alterations. It certifies that the work was designed, constructed, inspected, and tested in accordance with IS 10101. An Electrical Installation Condition Report (EICR) is issued for inspections of existing installations. It reports the condition of the installation and classifies observations as C1 (danger), C2 (potentially dangerous), C3 (recommendation), or FI (further investigation).
The time required for a full electrical test depends on the number of circuits in the installation. A typical 3-bed domestic house with 10–15 circuits takes 3–5 hours for a full test and inspection. A large commercial premises with multiple distribution boards can take a full day or more. We advise on expected duration at the time of quotation.
An electrical certificate is not a legal prerequisite for every house sale, but it is strongly recommended and increasingly required by solicitors and buyers. If any electrical work has been carried out since the house was built (rewiring, new consumer unit, extension circuits), the buyer’s solicitor will typically require certificates for that work. If you cannot produce them, a periodic inspection and condition report on the existing installation is often requested as an alternative.
We can certify work that we have ourselves inspected and tested and confirmed to be compliant with IS 10101. We cannot certify work we haven’t tested. If the previous electrician’s work is found to be compliant during our inspection, we issue an EICR confirming satisfactory condition. If it is not compliant, we can carry out any remedial works required and then certify the complete installation.
We use Fluke multifunction installation testers for all electrical testing. These instruments carry out all required tests in a single unit and produce a printed or digital record of all results. Our instruments are regularly calibrated and we can provide calibration certificates on request if required for building control or insurance purposes.

If testing identifies a fault or a C1/C2 observation, we notify you immediately and explain what was found, the risk, and the remedial action required. For C1 faults (immediate danger), we will not leave the premises without making the fault safe or clearly advising isolation of the affected circuit. We can carry out remedial works on the same or a subsequent visit and re-test to confirm the fault is resolved before issuing the certificate.
